The prerequisites for the development plan for the terraced housing complex on the "Ümminger Feld West" site in Bochum were a space-saving, economical development and maximum land utilization. The city of Bochum was willing to grant generous exemptions regarding building lines and limits. These were determined jointly with the developers and the city, taking the specific requirements into account. The construction system for the terraced houses was designed to be adaptable to different uses and allow for owner-provided construction work. During the preliminary planning phase, alternative construction methods such as timber frame, solid construction, prefabricated construction, or hybrid construction were subjected to a cost analysis. Ultimately, a solid construction method with a pitched roof was chosen for the project.
