Three design principles guide the design. The first principle is derived from the townscape of Borghorst. The consistently low building heights give the town a unified appearance. To preserve this appearance and avoid compromising the dominance of St. Nikomedes Church, the building was kept as low as possible with three stories. The upper section of the building is sloping like a roof, subtly referencing the roof forms of the immediate surroundings.
