A development plan existed for the planning area, which mandated the number of stories and the height of the buildings. The residential complex with 48 units is located in a purely residential area in the Aachen-Laurensberg district and consists of one- and two-storey buildings. The complex includes: an underground parking garage with 36 spaces beneath the one-storey buildings, a smaller underground parking garage with 13 spaces beneath the two-storey buildings (section D), a swimming pool (15 m diameter), a sauna, extensive green spaces, a ball court, plaza areas for gatherings, walkways, a lawn, enclosed courtyards, and a children's playground. Private courtyards, terraces, lawns, and herb gardens are designated for residents' use. The complex is connected to the city's road network via a public residential street. Internal access is also provided, among other things, via a private driveway. The complex's layout is based on an octagonal grid.
