The property is located on the eastern bank of the Isar River in Alt-Bogenhausen, at the corner of Maria-Theresia-Straße and Maria-Theresia-Straße. This street runs north-south alongside a section of the English Garden, the "green lung" along the Isar, and is therefore only developed on one side. To the west, one looks directly into the green spaces at the foot of which the Isar flows. The challenge of the design lay in the fact that Maria-Theresia-Straße is almost exclusively characterized by well-preserved, spacious Gründerzeit-era villas with only two, albeit very tall, stories, steeply pitched and articulated roofs, and a high basement. Current building regulations, however, permitted three to four full stories.
