In the London borough of Bermondsey, a new housing complex was built on a 5.16-hectare, irregularly shaped block of Setchell Road. As part of a comprehensive development plan for the area, it was intended to integrate existing buildings (church, health centre, community hall, kindergarten, school, an apartment block, and two pubs). Only a portion of the planned town centre was realized. The new buildings are situated along the existing irregular, tree-lined street network, which subdivides the flat area and already lends it a distinct urban character. The new quarter is bordered to the south by a railway line, to the east by multi-storey factory buildings, and to the north by a commercial street. The adjacent through roads necessitated planning that gave particular consideration to noise mitigation measures. The perimeter buildings serve as a sound barrier.
