The unfavorable shape of the building plot (on the edge of the city centre) resulted in a highly articulated building structure with a cloverleaf-shaped floor plan over a triangular module. The building height of five terraced stories aligns with the eaves height of the surrounding residential buildings. Spatial layout: The gross floor area of approximately 12,600 sq m is divided into large functional spaces (max. 500 sq m) and individual room zones (conferences, management, etc.). Optimal lighting, ventilation, and acoustics were fundamental requirements for the spatial program. Three large, naturally lit spaces are grouped around a central access and sanitary core. The individual zones are directly connected to the functional zones.
