Built in 1907 as a Wilhelminian-style office building designed by architects Stammann and Zinow, this merchant's house is now located on the edge of the city's shopping district between Große Bleichen and Bleichenfleet. A key factor in the renovation project and its future use was the anticipated increase in the building's attractiveness due to the planned expansion of the pedestrian network and improvements to its infrastructure through renovation and new construction projects. The Gründerzeit-style building, which most recently housed 120 tenants, was in poor structural condition. Significant war damage had led to disfiguring renovations and alterations in the 1950s: these included the removal of the original roof structures (corner turrets and a rising mansard roof over the central section) as well as the numerous dormer windows, which were replaced by a continuous attic.
