Urban planners are attempting to address the growing desire of the population to live in their own homes, even in urban areas and metropolitan regions with high land prices and a shortage of building plots, by using the "townhouse" model, which is not actually a new concept. The Federal Minister for Construction outlined its main criteria as follows: The townhouse stands on a small plot of land with a floor area ratio of 0.7 or higher. It can have one to four stories and range from a single-family home with an attached apartment to a three- or four-family house. Essential features include individual design in a variety of competing building styles, as well as in the grouping of buildings and, consequently, the skillful integration of private and public green spaces and streetscapes. Particular emphasis is placed on preserving privacy and shielding against traffic noise. Each townhouse should have its own garage directly attached.
