The entire building complex stands on moraine terrain permeated by aggressive groundwater. This explains the entire substructure, the cantilevered extension of the main building sections beyond the foundation masonry, and the necessity of placing rooms typically located in the basement (including the heating system) at ground level. While technically possible, converting the basement level would have been uneconomical. This situation also explains why the ring main for the central heating system was installed outdoors under the cantilevered ground floor ceiling. The drainage system for the frequently inward-sloping roof surfaces has proven effective.
