The former cotton mill in Kolbermoor, 5 km west of Rosenheim, which ceased operations in 1993, offered the community an enviable opportunity for urban development. Along the canal, areas for commerce, offices, restaurants, and residential use were created in a dynamic mix of repurposed existing buildings in classic historic brick architecture and carefully selected new buildings in a contemporary architectural style. These include the so-called "loft houses" by Behnisch Architekten.
