In the Seestadt Aspern development northeast of Vienna, numerous residential and office buildings including shops, cafés and restaurants are currently under construction. In the modular building designed by Viennese architects Heri&Salli, spaces for living and working also merge together, complemented by a public forum on the ground floor. The industrial prefabrication of construction components had already been specified in the competition brief. Further determinations included limiting construction time to six months and a maximum 80 % share of residential space. The system provider responsible for prefabricating elements also had to be identified beforehand. In order to emphasise the modular character, the prefabricated timber elements and modules appear as visible inlays in the construction grid of the building. In contrast, vertical access is arranged on the narrow side within an open and greened structure that offers views of the surroundings.
