The office circuits ­offer open spaces that frame the courtyards. Dedicated staircases and meeting rooms in the building corners are part of tenant outfitting.
Two timber contractors split the production and assembly tasks for the 286 room modules. Prefabrication in the workshop took three months. Installing the entire timber structure was completed in four months.
Heating Cold supply air, pre-­heated in the facade slot, descends inside the spandrel box (blue), where it is heated by a convector. Inside the box, it draws indoor air upward (yellow) and through the window sill slot (red).
Cooling Warm outdoor air enters the box through the facade slots and flows past the cooling radiator (red). The sliders above the sill slots are closed, pre-conditioned supply air flows into the room at floor level (blue).
Modules span from the courtyard enclosure to the street facade. The arrangement of offices in circuits ensures flexibility without requiring a corridor.
The timber elements vertically reach across multiple storeys. The sandwich elements of the concrete plinth structure display an offset joint pattern.
